Co Exclusive Listing Agreement

Sometimes a co-exclusive can be a very bad idea for a seller. I will only do one co-exclusive, where I think a) that the other agent is at least reasonably ethical, and b) there is some form of compensation for BOTH list brokers, no matter who sells it. The reason is that, if only whoever gets the sale gets all you get often is the broker who works most against the interest the seller makes the sale (convince buyers and brokers through them rather than other brokers, because they can get the property for less). I can`t tell you how many times I`ve been through this. Without a definition of state, we do not have a clear basis for accepting or denying exclusive co-announcements in the MLS service in Massachusetts. It has been definitively suggested that, in order to bring the co-exclusives into the MLS, we should first decide, on a list-by-list basis, the terms of the listing agreement, so that we can preemptively consider the list as “open” or “exclusive” and hope that the courts would accept in the event of problems. An exclusive listing agreement guarantees commission to the chosen agent, and this has many advantages: the guest (northern broker) of Southold says: Co-exclusives are a rarity on the north fork, now that the MLS is in full swing. Sellers understand that their property is automatically exposed to hundreds of agencies, so you don`t feel the need for “Manpower,” which is little more than a confusing duplication on many sites – they prefer to go one – for potential buyers – easy. If they do not trust a listing agent or, as is rarely the case, they have loyalty to two real estate agents, it can happen to a co-exclusive. There is no where functional mls is in place – no need, and many brokers will not, due to the confusing issues that this facility poses to potential buyers.
